Built in 1850.

This is a real fixer upper. It needs all new electrical, it might need a new septic system - the tank was just pumped and is in good shape but the leach field might need to be replaced. Most of the roof was redone in 2014 including the porch roof. The part of the roof not done needs to be replaced but is not leaking. The plumbing is good but original probably from the 50's. In 2010 I had the whole south side of the house insulated, shingled, gutters, trim, all new double hung windows (and 4 on the north side in kitchen and living room) plus new exterior/storm doors front and back of house. Also added a small deck out back. Victor did that work and said the house was in good shape structurally. Underneath is  crawl space and he said supports looked good, very dry and no rot. There's an original hand dug well that was inspected around 2015 and the stone work is in great shape. I've never had it go dry. It's about 15 feet deep. Pump was replaced 2 years ago. Downstairs has the kitchen, living room, bathroom, small bedroom and large studio. Upstairs has 2 bedrooms (one large one medium) and a large attic. There are stairways to each bedroom and a door between bedrooms. I think it's about 1,700 square feet. The studio and both upstairs bedrooms have ceiling damage but not from leaking, just old ceilings cracked and the studio ceiling has some holes where plaster has come down. The attic is above the studio and downstairs bedroom. Kitchen and living room have the 2 bedrooms above them. The one bathroom is on first floor. The living room has a tin ceiling. There's a fireplace in the studio. There's a Harman Mark 2 coal stove in the kitchen and the chimney has a liner, both added around 2016 plus extra support under the floor. The living room has a small wall mounted empire box propane heater with thermostat and fan. The downstairs bedroom has a floor model propane empire heater that can also heat the studio.  There's a full acre of land. It has a spectacular view and is fairly quiet for being on the main road because it is set back and up higher than the road which also helps avoid dust from vehicles going past. The shop out back needs a new roof and is leaking. I had Broadband cable installed on the property but it's not wired to the house.
